Window Film in Aventura, FL

Window Film for Aventura Condo Towers

Condo towers along the Intracoastal and around Country Club Drive have large windows and balcony sliders, many facing east over the water toward Sunny Isles Beach and the ocean, others facing west over the golf course and the city. East-facing units get morning sun and reflected light off the Intracoastal. West-facing units take the afternoon sun straight in.

Near-clear selective film is the most common choice because it trims heat while the room keeps its light and the tower keeps its look, which is what associations care about. For units with severe glare, a neutral glare film keeps the water view while making the living room usable. We work through management for approvals, follow building rules on contractor hours and protect floors and furniture during installation.

Many Aventura owners spend part of the year elsewhere. With management's cooperation, installation can be scheduled while the owner is away, with photos sent when the work is done.

Medical and Office Window Film on Biscayne Boulevard

Biscayne Boulevard through Aventura has a dense cluster of medical office buildings near the hospital, along with professional offices and banks. Medical practices need privacy on exam rooms and consultation rooms, glare control at reception and nursing stations, and UV protection for waiting room furnishings. A frosted strip across the lower half of exam-room windows and door lites screens patients from the corridor and the parking lot, and the rooms stay bright.

Office tenants on the upper floors face the same heat and glare problems as Brickell, on a smaller scale. Solar and glare film on west and south elevations helps perimeter comfort, and frosted conference room film adds privacy. Installs are scheduled after hours to avoid patient and client appointments.

• Frosted film for exam and consultation rooms
• Glare film for reception and nursing stations
• Solar film for west-facing office floors
• Conference room privacy film

Retail Window Film Near Aventura Mall

The shopping centers around Aventura Mall and along Biscayne Boulevard have storefronts, restaurants and showrooms with large glass facing parking lots and the boulevard. The sun on that glass fades merchandise and heats the front of the store. A UV blocker with little or no tint protects the display, and a light solar product cuts heat near the entrance without making the store look closed.

Most center landlords want to see the product and a certificate of insurance before a crew shows up. We send both, then schedule the work for the hours the store is dark.

Privacy and Security Window Film for Aventura Residents

Lower-floor condo units, townhomes and the older garden-style condos in Aventura often face walkways, pools or neighboring buildings. Frosted and reflective privacy films let residents keep their blinds open during the day. Security film on ground-floor sliders and doors adds break resistance, and it helps hold glass together if a pane breaks.

Security film is not hurricane protection, and it does not replace the impact glass or shutters that buildings in Miami-Dade need. We note that in every proposal.

Garden-style buildings from the earlier years of Aventura's development often still have original sliding doors and windows that predate current impact requirements. For those owners, film is a way to improve comfort and privacy now, while the association plans any larger window replacement project on its own timeline.
